Six Questions Your EXiT Realty Franchise Business Plan Must Answer

We developed this real estate franchise business plan in Microsoft Word using our own proprietary research into the brand's unique operating model. All six chapters are pre-written with data specific to opening and running a franchise unit, from startup costs to five-year revenue projections. With a projected payback period of just 2 years and first-year EBITDA of $183,000, the plan provides a solid, editable foundation for your funding and operational needs.

Executive Summary

What is the core business case for opening this real estate franchise unit?

The business case is centered on launching a tech-forward real estate brokerage in a high-growth urban market, specifically targeting young professionals and relocating employees. The franchise's unique single-level residual income model serves as a powerful tool for attracting and retaining top-tier agents, creating a sustainable competitive advantage in a crowded market.

Key Highlights

  • Targets the lucrative market of tech-savvy millennials in urban centers.
  • Uses a revolutionary residual income 'Formula' to recruit top agent talent.
  • Deploys proprietary technology like Smart Signage to offer a modern client experience.

Products & Services

What are the primary revenue streams for this brokerage?

The brokerage operates on a diversified revenue model that goes beyond simple transaction fees. The three core income streams are traditional sales commissions, agent residuals generated from the franchise's recruiting formula, and referral fees from a curated network of partners like mortgage lenders and interior designers.

Revenue Breakdown

  • Sales Commissions: The main revenue engine, projected to generate $350,000 in the first year of operations.
  • Agent Residuals: A unique and recurring income source, forecast to start at $60,000 in year one.
  • Referral Fees: Supplemental income from strategic partners, launching mid-year with a $25,000 projection.

Market Analysis

Who is the target customer and what is the market opportunity?

The primary target customer is not just any homebuyer, but specifically tech-savvy millennials and young professionals attracted to high-growth urban areas. A secondary focus is on inbound professionals relocating for jobs in the local tech and financial sectors, who require specialized, high-touch support. The opportunity lies in serving these discerning segments with a modern, tech-integrated real estate experience.

Target Customer Segments

  • Tech-savvy millennials and young professionals seeking a modern, efficient process.
  • Inbound professionals and their families who need comprehensive relocation services.
  • Residents interested in luxury mixed-use developments and a vibrant urban lifestyle.

Marketing and Sales Plan

How will the franchise unit attract both clients and top agents?

The plan uses a two-pronged strategy. To attract clients, it combines a high-visibility boutique storefront in a prime location with aggressive digital marketing and community-focused events. To attract top agents, the brokerage will heavily promote its key differentiator: the franchise's single-level residual income 'Formula,' which offers financial security beyond the closing table.

Core Acquisition Channels

  • Client Acquisition: A high-end retail storefront, digital campaigns, and local home-buying seminars.
  • Agent Recruiting: The unique residual income model is the primary tool for talent acquisition.
  • Tech-Driven Leads: Proprietary Smart Signage and geolocation tools capture leads directly from property sites.
[dynamic_pic12]

Management and Organization

What is the proposed staffing structure for the brokerage?

The initial staffing structure is designed to be lean but effective, providing robust support for producing agents and delivering a high-end client experience. The day-one team will consist of a full-time Managing Broker to lead operations and compliance, supported by an Administrative Assistant, a Concierge Specialist, and a part-time Marketing Coordinator.

Day-One Staffing Plan

  • Managing Broker: One full-time leader with an annual salary of $70,000.
  • Administrative Assistant: One full-time employee to manage brokerage operations and transactions.
  • Concierge Specialist: One full-time employee focused on providing high-touch client relocation services.
  • Marketing Coordinator: A 0.5 FTE role dedicated to lead generation and event production.
[dynamic_pic13]

Financial Plan and Metrics

What are the key financial projections and startup costs?

The financial model projects strong early performance, with first-year revenue hitting $653,000 and growing to over $1.1 million by year five. The plan calls for a total startup investment that includes a $25,000 franchise fee and $80,000 in leasehold improvements. With a quick breakeven of 4 months and a full payback period of 2 years, the unit economics are defintely compelling.

  • Year 1 Projections: Forecast includes $653,000 in revenue and $183,000 in EBITDA.

City Trails is not a guided walking tour (like the Freedom Trail here in Boston) of the Metro DC area. No addresses or street names are noted in the blurbs. To actually visit any of these places, you’ll have to consult a real map. For instance, the chapter “Statue City” highlights notable statuary around town. But the Capitol Building statues (in SE DC) are far from the Cathedral ones (in NW DC.) The themed groupings (G-G-G-Ghosts, Animals Around Town, Water World and more) are less maps to any place and more of an interesting overview of our Nation’s amazingly diverse and action-packed city. It’s best read as a primer on experiencing the flavor of the city (I lived and worked there.) It reads more along the lines of the “Weird But True” series made famous by National Geographic for Kids. I don’t see this being of value to tourists in town for a limited time whose sightseeing is going to include major attractions like government buildings (White House, Capitol), museums (Smithsonian), some monuments (Jefferson, Lincoln, Washington) and other popular sites (Ford’s Theater.) This guide is actually best suited for the Metro-area (WDC, MD and VA) resident – child or adult - who wants a deeper dive into their hometown’s off-the-beaten-path sights and stories. A well designed and written book of historical trivia.

Nice way to learn about a trip to D.C.
Format: Flexibound
I got this for my kids to read before we went to Washington D.C. The pages are colorful, illustrated, and have short bursts of interesting details about the various attractions available to tourists who are visiting. My kids were eager to find the places on our itinerary and read about them ahead of time. They learned what to expect and were sure not to miss the important aspects of our tours. This book is recommended for 9 to 12 year olds and I think that is the perfect range. There is just enough information to peak their interest and not so much that they get bored by reading a bunch of text. The Table of Contents wasn't that informative in finding specific places, but the index was. My kids preferred to leaf through the whole book and find what was interesting to them.

Not good for travel, picture book only
Format: Flexibound
This is a beautiful book with fantastic illustrations and an engaging color palette. It includes a good variety of historical background information and sightseeing locations. However, it is a better picture book for browsing only. It is not a good travel book for kids to plan their own adventures. Who has ever heard of a travel book without maps?! No maps, no directions, no coordinating subway/bus maps. The printing is exceptionally small, almost too small to read. The book should have been made larger to accommodate the text. The text is excellent, but it printed as if the publisher never expected the kid/parent to read it. On one hand, our family really enjoyed how engaging the book appeared, but we were disappointed in its quality as a travel book. It shouldn’t be marketed as a travel book, but a geography book series.
