Six Questions Your Hawthorn Suites Franchise Financial Model Must Answer

We built this extended stay hotel financial model using deep industry research to ensure every line item reflects the reality of the hospitality market. Key assumptions, including the $5.17 million year-one revenue target and the $2.2 million EBITDA projection, are pre-populated but defintely remain fully editable to match your specific location. This tool allows you to stress-test your business plan before you sign a lease or commit to a brand.

When will the unit turn a profit?

The model shows this unit reaches its break-even point in March 2026, just three months after launch. With a year-one EBITDA of $2.2 million, the operation quickly generates enough cash to cover its $45,000 monthly rent and significant labor overhead. Profitability in hospitality is won in the margins of labor and utilities.

Improve Unit Profitability

  • Optimize housekeeping staff based on occupancy
  • Reduce laundry costs from 2.8% to 2.0%
  • Increase corporate contract stay volume
[dynamic_pic9]

How much capital is needed?

Launching this unit requires a total capital investment of approximately $6.74 million. This covers the $40,000 franchise fee, $3.5 million for leasehold improvements, and $1.2 million for suite furnishings to meet brand standards. You can't build a hotel on a shoestring budget.

Major Capital Uses

  • Leasehold Improvements: $3,500,000
  • Suite Furnishings: $1,200,000
  • Kitchen Equipment: $900,000
  • Internet Infrastructure: $400,000
[dynamic_pic10]

What is the expected return?

Investors can expect an Internal Rate of Return (IRR) of 3.1% and a Return on Equity (ROE) of 11.33% over the five-year period. The total payback period is estimated at 5 years, which is standard for a midscale hotel development of this size. Time is the most expensive variable in your ROI calculation.

Key Investor Metrics

  • 5-Year Payback Period
  • 11.33% Return on Equity
  • $4.97M Year-5 EBITDA
[dynamic_pic11]

Where is the break-even point?

The monthly break-even point is reached in month 3, driven primarily by the high average ticket of extended-stay rentals. Reaching this point depends on maintaining a strong mix of standard suite rentals and high-margin corporate contracts. Volume is vanity, but break-even is sanity.

Levers for Faster Break-Even

  • Aggressive pre-opening sales for corporate contracts
  • Tight control over $12,500 monthly utility costs
  • Minimizing OTA commissions through direct bookings
[dynamic_pic12]

What is the cash runway?

The model identifies a lowest cash point of negative $3.99 million in September 2026 during the initial ramp-up and CAPEX heavy phase. This highlights the need for a robust financing plan or cash reserve to bridge the gap until the unit reaches full occupancy. Cash is the oxygen of your hotel during the first year.

Actions to Protect Cash

  • Phase suite furnishing deliveries with occupancy
  • Negotiate rent abatement for the first 90 days
  • Delay non-essential maintenance hires until Q3
[dynamic_pic13]

How do scenarios impact results?

The model allows you to toggle between Low, Medium, and High scenarios to see how a 10% drop in RevPAR (Revenue Per Available Room) affects your ability to service debt. In the High case, accelerated corporate demand can push year-one revenue well beyond the $5.17 million baseline, significantly shortening the payback period. Planning for the worst makes the best case possible.

Improve High-Case Odds

  • Secure exclusive local tech partnership agreements
  • Implement dynamic pricing for premium suites
  • Drive ancillary guest service revenue early

CapitalDeployment Strategy

The model provides a clear breakdown of the initial investment required to get your doors open, from the $40,000 franchise fee to the $3.5 million in leasehold improvements. It includes a detailed break-even analysis so you know exactly when your monthly revenue will cover both fixed and variable costs. This helps you avoid the common trap of under-capitalization during the ramp-up phase. Knowing your zero-day is better than guessing your payday.

Simple, Straightforward and Concise - Ideal for Beginners!
Format: Kindle
Written by Sophie Merle, The Book of Tapping: Emotional Acupressure with EFT is a short, concise and simple but straightforward guide to Tapping. What I liked best about this book is that - it is very easy to understand, making it possible for anyone and everyone to explore EFT. Since this is a very short book, I understand that not much is covered, just the basics predominantly, but if you are looking for an introduction to EFT Tapping and uncomplicated explanations and ideas, this is a book you can check out! **I was offered an eARC by Healing Arts Press through Net Galley in exchange for an honest review.

An excellent basic text for anyone interested in learning the EFT system.
Format: Paperback
Over the years I have read a several books on the healing art of tapping and I must say this 106 page soft cover volume (The book of Tapping: Emotional acupressure with EFT by Sophie Merle) is one of the best I have read lately. The step-by-step lessons are easy to follow and everything is explained in a clear and concise way. This book is organized into ten sections covering the following material: EFT: an energetic technique for health and material abundance, the EFT protocol, working with EFT, a collection of painful statements, the body’s meridians and their emotional function, the various ways EFT can be applied, EFT and the realization of goals, group sessions, two EFT variations and a conclusion. If you are seeking a good basic introduction to the EFT system you may want to check out this excellent book. Rating: 5 Stars. Joseph J. Truncale (Author: Chair/Seated Tai Chi, Qigong and Yoga stretching for seniors and the physically challenged).

Format: Paperback
The Book of Tapping by Sophie Merle is a free NetGalley ebook that I read in early February. The Book of Tapping discusses the use of EFT on the face, upper torso, and hands to loosen energy blockages along different meridians of the body and to relieve emotional stress in addition to physical ailments. There is mention of case studies, self-assessment techniques, a map of meridians, and glossary of EFT-related institutions and practitioners, but it's loosely held together by little else.
