Six Questions Your ERA Real Estate Franchise Financial Model Must Answer

We built this financial model template for real estate brokerage franchise units using detailed market research on commission structures and overhead. Key assumptions like residential sales, referral fees, and corporate relocation revenue are pre-populated and fully editable. Year one revenue starts at $725,000, and the model defintely helps you track how EBITDA grows to $1.19 million by year five.

When does the unit become profitable?

The unit reaches profitability very quickly, hitting its break-even point in April 2026. This is just 4 months after launch, driven by a strong Year 1 EBITDA of $328,000. The model accounts for all 6% royalties and fixed costs like the $6,500 monthly rent to ensure the net profit figure is realistic.

Profitability Levers

  • Optimize agent commission split structure
  • Focus on high-margin relocation fees
  • Control lead generation cost percentages
[dynamic_pic9]

How is the startup capital allocated?

You need approximately $265,000 in upfront capital to launch this unit in the US. This total initial investment covers the $25,000 franchise fee, $125,000 for office leasehold improvements, and $35,000 for computer systems and software setup. The model tracks these as essential startup costs to ensure you are fully funded on day one.

Major Capital Uses

  • Leasehold Improvements: $125,000
  • Computer and Software: $35,000
  • Initial Franchise Fee: $25,000
[dynamic_pic10]

What is the return on investment?

The franchise investment ROI is attractive with a payback period of only 2 years. Investors can expect an Internal Rate of Return (IRR) of 10.82% and a Return on Equity (ROE) of 3.38. This real estate franchise profit and loss statement example shows consistent margin expansion as revenue scales toward $1.85 million.

Key Investor Metrics

  • Internal Rate of Return: 10.82%
  • Payback Period: 2 Years
  • Return on Equity: 3.38
[dynamic_pic11]

What is the break-even point?

The monthly break-even point is reached in month 4, requiring enough transaction volume to cover $9,150 in basic fixed monthly operating overhead. Analyzing commission splits in real estate franchise models is the key driver here, as your split with agents determines how much revenue stays in the house to cover the rent.

Break-Even Accelerators

  • Increase monthly transaction count
  • Minimize fixed office supplies cost
  • Maximize ancillary service fee revenue
[dynamic_pic12]

What is the cash runway?

The lowest cash point occurs in May 2026 at $1.042 million, which includes your initial capital injection. You need a solid buffer during the first 6 months to handle the timing gap between listing a property and collecting the commission check. How to forecast revenue for a real estate brokerage depends heavily on this closing cycle.

Cash Flow Protection

  • Phase furniture and fixture purchases
  • Negotiate tiered office rent starts
  • Delay hiring the marketing coordinator
[dynamic_pic13]

How do scenarios change the outcome?

In a high-growth scenario, Year 5 EBITDA can exceed the $1.19 million base case if you capture more corporate relocation commissions. A low-revenue scenario might see Year 1 revenue dip below $725,000, which would extend the 2-year payback period. Best practices for real estate brokerage financial forecasting suggest testing these variables before committing.

High-Case Probability Boosters

  • Aggressive hyper-local SEO execution
  • Higher agent retention and productivity
  • Strategic tech-corridor partnerships

Good and comfortable toe socks
Size: 10-12, Color: Black 5 Pairs
First time wearing toe socks. I bought them to help prevent athlete's foot between the toes, which I'm prone to getting. Being a guy, I did have some reservations because I thought they'd look silly or whatever but I went ahead and bought these since they're going inside shoes anyway. I'm so glad I did! My only complaint is that the length of the toes are a bit short. In shoes I wear a men's 11 and I ordered 10-12 in these socks. The overall length is perfect but the toes are a bit too short and won't go all the way back to my webbing in the 1st and 2nd interspaces. The other toes and interspaces are fine. It's a minor complaint and not enough to remove a star. Overall I'm very satisfied with the product. I've suffered from Morton's Neuroma in both feet and various interspaces all of my life. I think I've finally found the solution. I've been walking 4.4 miles a day for over a month now. Something I've never been able to do. I wear these ZAKASA toe socks, along with the Dr. Wolf orthotics which have good arch support and a metatarsal arch just behind the metatarsal heads. I also wear the Bronax shoes which have a wide forefoot to let the toes spread out. The combination of the shoes, socks, and orthotics has worked wonders on my feet! No athlete's foot either! I highly recommend these ZAKASA toe socks. I've bought two 5 packs already. No regrets!

Great quality and price per pair
Size: 10-12, Color: White 5 Pairs
Had these about 6 weeks now and am very pleased with how they've held up so far. I've gone through 2 other brands before this and will be sticking with them as long as they continue to hold up. Seams are still good, toe hasn't worn through at the toenail, no visible fading/wear on the pads of the feet. They are still annoying to straighten out after washing like all other toed socks, but the fit has held up and elastic is still snug and comfortable after daily wear (I did buy 2 packages, so they do get rotation before being worn)

Good for wearing with Vibram Fivefinger shoes
Size: 8-10, Color: Black 5 Pairs
They are good, comfy socks that fit well on a size 43 eu (9.5-10 US) foot in medium. Be aware that these are the same socks that you get when you order Caidenieu toe socks and dozens of other listings as well. So just buy the cheapest ones you can get. They come in the same bag with the same cards and everything. I wear them with my vibram fivefinger shoes very comfortably.

Great socks but overly snug
Size: 13-15, Color: Black 5 Pairs
Socks fit great. Very comfortable. The elastic around the ankles gets tight and uncomfortable as the day goes on though. Durable after many washes and they do not shrink. Colors don’t fade. They keep the toes warm and separated, which provides some bunion pain relief.
